DEPOSITS, DAMAGES & DISPUTES

This course is aimed at all staff involved with deposits at any stage of the Letting process: taking it, protecting it and dealing with the return of it at the end of the tenancy. In particular it will concentrate on how to try and avoid disputes over the deposit but also on how to deal with them if they happen.
The day will cover the following topics:
- Legal and professional requirements for protecting the deposit
- Penalties and repercussions resulting from failure to comply
- The importance of the inventory process
- The importance of evidence about the property: what do you need and why
- An understanding of the concepts of and the calculation of 'fair wear and tear' and 'damage'
- What damage a tenant is liable for
- The three remedies for the landlord in the event of tenant damage
- The required timescales in returning a deposit or dealing with a dispute
- Practical problem solving: some case studies
