LETTINGS - CONSIDERATIONS, CONCERNS AND CULPABILITY

This general course is aimed at more experienced lettings personnel who have not had the opportunity of attending a course recently and would like to have an overview and update as well as the opportunity to consider issues that could potentially cause prob- lems for agents.
This course covers some topics raised in other courses we run The day will cover the following topics:
● Judicial precedence relating to notices under S21(4) (a)
● Judgements for recovery of debt
● Early execution of agreements
● Cancellation of Contracts made in the Consumers Home or Place of Work Act 2008
● Definition of HMO where no licence is needed and the obligations of the property manager
● Accelerated Possession Procedure
● Mortgagees taking possession of a tenanted property
● Death of the tenant or guarantor
● Tort including occupier liability and vicarious liability
● Tenant’s abandoned goods
● Succession rights to a tenancy
● Judicial decisions relating to the tenancy deposit protection
● One tenant giving notice in a periodic where the other tenant objects
